Service area ยท Bainbridge Island permits

General contractor in Bainbridge Island

Building on Bainbridge Island means the city's own permit office, shoreline rules and, outside the sewer areas, septic and wells. Here is what that looks like.

About Bainbridge Island

Bainbridge Island sits across Puget Sound from Seattle and is reached by ferry from Winslow or by the Agate Pass bridge on State Route 305. The whole island is one city, with its own planning and permit office, and a long shoreline. Winslow is the commercial center and the ferry terminal; the rest of the island is wooded lots, small neighborhoods and waterfront.

Jim Laughlin's record is part of this island's story. In the 1980s and 1990s he had developments here, including Madison Cottages (a 21-unit infill), Midden Point (a 20-lot development) and North Town Woods (a 60-lot subdivision). That is Jim's own record, from before JKM.

Building on Bainbridge Island

Utilities set the tone. The City runs public water and sewer in mapped service areas, with downtown Winslow the main one and a South Island system serving certain neighborhoods with limited connections. Outside those areas, homes generally depend on on-site septic and wells or small water systems, so we ask about water and sewer first. A new house or an addition on a septic lot involves Kitsap Public Health District as well as the city.

With shoreline all around, many lots are close to the water, to a bluff, or to a stream or wetland, and each brings its own review and its own limits on where and how you can build. Trees and slopes also shape the design. Crews and deliveries cross by ferry or by the bridge, so we plan material deliveries and subcontractor schedules around the crossing instead of discovering it on site.

Permits on Bainbridge Island

The City of Bainbridge Island, not Kitsap County, issues permits for projects on the island, and it has its own shoreline program and critical-area rules. Our Bainbridge Island permit guide explains where to begin and links to the city's own pages. We often recommend a feasibility review before design, since the sequence of reviews here can change what is possible on a lot.

Where to start on Bainbridge Island

From our base in Poulsbo, the Agate Pass bridge on State Route 305 is the way onto the island, so a site visit on the north end is a short trip. Bring any survey, the septic or sewer records and the date the house was built. Those tell us whether we are dealing with a city connection or an on-site system, and whether the structure needs a closer look before anything is priced.
