Material and labor of the unit-priced lines: Material $6,394 · Labor $2,246

Default scenario: Eight standard vinyl windows. Not a contract price. The band is the point total plus or minus 15%, a planning allowance we set for early estimates, not a measured accuracy. Prices include materials, labor, JKM overhead and fee, and 9.3% Washington sales tax. Working days on site are crew days. Design, permits and material lead times add calendar time before and between them.

Notes

  • Insert windows assume the frame is sound. A failed sill becomes a full-frame and sometimes a siding patch.
  • Whether replacing windows needs a permit depends on the work, especially if an opening changes size. This band carries no permit line.

Not in this band

  • Hazardous-material abatement. Asbestos and lead are common on pre-1978 houses and are separately licensed work.
  • Structural repair discovered after demolition.
  • A new electrical panel, water service, or septic, unless that line is on this estimate.
  • Design fees, except where a drawing line is shown.
  • Financing and temporary housing. (Washington sales tax, 9.3%, is included in these prices.)

What the window estimate covers

The window estimate starts from a count of windows, from one up to forty, and three choices: the frame material, the typical size and whether the installation is an insert or a full-frame replacement. The window price comes first, and a second line covers patching the interior trim and hauling off the old units. Full-frame replacement is an adder that appears only when you switch it on.

The default is eight standard vinyl windows set as inserts.

Insert first, full-frame as an adder

An insert window is installed inside the existing frame, so the installation is quick and the exterior trim stays in place. That only works if the frame is sound, and the desk says so in its notes. A full-frame replacement removes the frame and reaches into the wall, which takes longer and can disturb the siding.

Because the difference matters, the desk shows full-frame as a separate adder per window. You can see the price of an insert job first, and what the more thorough job adds on top.

What moves the number

The frame material sets the base price, with vinyl lowest, fiberglass in the middle and wood-clad highest. Size applies a multiplier for large and picture windows. The count then multiplies both, and the trim and haul-off line grows with the number of windows.

Days on site follow the count, at about five windows a day, so a whole-house window replacement runs longer than a single-room job.

What is not in the band

The band assumes the frames are sound. A failed sill becomes a full-frame replacement and sometimes a siding patch, and rot in the wall behind it is structural repair that sits outside the band. Hazardous-material abatement, a new panel or water service, design fees and financing are excluded as well. Washington sales tax is already included in the prices.

Whether replacing windows needs a permit depends on the work, especially if an opening changes size, and on the office that covers your address. Our permit guides explain how the Kitsap authorities divide the communities. Use the band to compare materials, then ask for a site visit so we can press on the sills before we write a real estimate.

Scope ladder

Windows: three scopes compared

Each row is the Estimate Desk engine run on the inputs listed, so these numbers move whenever the desk does. They are planning bands, about ±15%, not bids.

Three scopes of windows work, from basic to extensive, priced by the Estimate Desk engine. Inputs not listed stay at the desk's defaults.

Questions

Windows estimates: common questions

What does the window estimate assume before I change anything?

The starting band, $7,900 – $11,000, is the default scenario (Eight standard vinyl windows). It prices the windows themselves plus a line for patching the interior trim and hauling off the old units.

What is the difference between an insert and a full-frame window?

An insert goes into the existing frame, so it assumes the frame is sound. A full-frame replacement removes the old frame as well. The desk prices full-frame as an adder on top of the window price, per window.

When does a window job turn into a siding job?

When a sill has failed. The estimate notes that a failed sill becomes a full-frame replacement and sometimes a siding patch, which is why we look at the sills before we write a real estimate.

How does window size change the window estimate?

You choose between a standard size and a large or picture window. Large windows carry a higher unit price, and the frame material, vinyl, fiberglass or wood-clad, sets the base price before the size is applied.
