$6,000 – $8,100
Point total about $7,000 · about 1 working day on site
Default scenario: Insulated double door and a new opener. Not a contract price. The band is the point total plus or minus 15%, a planning allowance we set for early estimates, not a measured accuracy. Prices include materials, labor, JKM overhead and fee, and 9.3% Washington sales tax. Working days on site are crew days. Design, permits and material lead times add calendar time before and between them.
| Item | Qty | Total |
|---|---|---|
| Insulated double garage door | 1 ls | $5,800 |
| Belt-drive opener | 1 ls | $1,080 |
| Haul the old door | 1 ls | $160 |
Notes
- Low-headroom track and a new header are quoted after the opening is measured.
Not in this band
- Hazardous-material abatement. Asbestos and lead are common on pre-1978 houses and are separately licensed work.
- Structural repair discovered after demolition.
- A new electrical panel, water service, or septic, unless that line is on this estimate.
- Design fees, except where a drawing line is shown.
- Financing and temporary housing. (Washington sales tax, 9.3%, is included in these prices.)

What the garage door estimate covers
The garage door estimate is short on purpose. You choose a single or a double opening, whether the door is insulated and whether to add a new opener. The desk prices the door, the opener and the haul-away of the old door, each on its own line, and nothing else.
The default is an insulated double door with a new opener.
What each choice changes
The opening decides the door. A single door is narrower and lighter than a double, and the desk prices them separately. Insulation is a switch: turning it off lowers the door price by a fixed amount. The opener is a separate line that you can remove if you are keeping the one you have.
Because the estimate is a handful of fixed lines, the band is simple to read, and it takes only three choices to change it.
Why the opening matters more than the door
A door is only as good as the opening it fits. Low-headroom track and a new header are quoted after the opening is measured, and the notes say so. If your garage has less headroom than usual, or the header has sagged, those are separate pieces of work and the desk cannot see them.
A small job is lifted to a minimum, and the desk shows it as its own line when your inputs price below it.
What is not in the band
The band leaves out anything beyond the door, the opener and the haul-off, such as new framing or a header and any change to the opening. The usual exclusions apply too, which include hazardous-material abatement, structural repair found once the old door is out, a new electrical panel, design fees and financing. Washington sales tax is already included in the prices.
Whether a garage door replacement needs a permit depends on the work, especially if the opening changes, and on where the house sits. Our permit guides explain which Kitsap office covers your address. Use the band to choose between single and double and decide on insulation, then ask for a site visit so we can measure the opening before we write the real estimate.

Questions
Garage doors estimates: common questions
What does the garage door estimate assume before I change anything?
The starting band, $6,000 – $8,100, is the default scenario (Insulated double door and a new opener). It includes the door, a belt-drive opener and hauling away the old door.
Does the garage door estimate cover a new opener?
Yes, as a switch you can turn off. The opener is priced as a belt-drive unit on its own line, so you can see the door price with and without it.
What is not covered if my garage door opening is unusual?
Low-headroom track and a new header are quoted after the opening is measured. They are not in the band, because they depend on the opening and not on the door.
Is a garage door the same as a garage or shop build?
No. The garage door estimate prices only the door, the opener and the haul-off. Building or converting a garage or shop is a different service and is not what this estimate covers.
