Notes

  • Cabinet run is estimated at 21 linear feet from the room size. Replace it with a traced length in the takeoff if you have a plan.
  • Hold another 10–15% if the house is pre-1978 or the subfloor is unknown.

Not in this band

  • Hazardous-material abatement. Asbestos and lead are common on pre-1978 houses and are separately licensed work.
  • Structural repair discovered after demolition.
  • A new electrical panel, water service, or septic, unless that line is on this estimate.
  • Design fees, except where a drawing line is shown.
  • Financing and temporary housing. (Washington sales tax, 9.3%, is included in these prices.)

What the kitchen estimate covers

The desk prices a kitchen from its footprint and a short list of choices: how far the work goes, what the cabinets and counters are, which appliances go in, and what happens to the backsplash and the floor. It starts from a 12 by 10 room. Enter a different length and width and the cabinet run, the counter area and the floor all follow, with a hint if you type a size outside the range the estimate covers.

The cabinet run is estimated from the room size. A run traced from a drawing is more exact, and that is one of the first things we replace at the site visit.

What moves the number

In the default scenario the cabinets are the largest line. Painting what is there, stock boxes, semi-custom and custom are four different jobs, and the gap between the first and the last is large. Scope comes next. A refresh keeps the layout, a mid-range remodel replaces the boxes in the same places, and a gut lets walls, appliances and the sink move.

Counters, appliances and the floor each have three or four options, and each is its own line, so you can see what a step up in one place does to the total. An island and a moved sink are switches rather than sliders because they change the plumbing and electrical work, not just the materials.

What is not in the band

The band stops at the edge of the kitchen. It leaves out hazardous-material abatement, which matters because asbestos and lead are common in houses from before 1978, and it leaves out structural repair found after demolition. A new electrical panel or water service is not included unless the estimate shows that line. Design fees, financing and the cost of living without a kitchen are outside it too. Washington sales tax is already included in the prices.

Permits and the site visit

Whether your kitchen needs a permit depends on whether plumbing, circuits or structure move, and the office that issues it depends on where the house sits: the City of Poulsbo, the City of Bainbridge Island, Bremerton, Port Orchard or Kitsap County. The estimate carries a permit allowance so the line is visible, and our permit guides explain which office covers which community.

Use the band to test a budget before you spend on drawings. Then ask for a site visit. We measure the room, open what we can see, and replace the planning band with a written estimate.

Scope ladder

Kitchen remodel: three scopes compared

Each row is the Estimate Desk engine run on the inputs listed, so these numbers move whenever the desk does. They are planning bands, about ±15%, not bids.

Three scopes of kitchen remodel work, from basic to extensive, priced by the Estimate Desk engine. Inputs not listed stay at the desk's defaults.

Questions

Kitchen remodel estimates: common questions

What does the kitchen estimate assume before I change anything?

The starting band, $31,000 – $42,000, is the default scenario (12×10 mid kitchen, semi-custom cabinets, quartz, standard appliances). It includes demolition and haul-off, the cabinets, counters, backsplash, appliances, floor, electrical for the scope, reconnecting the sink in place and a permit allowance. Change any input and the band follows.

Which kitchen choices move the number the most?

Scope and cabinets. Keeping the layout and painting the cabinets you have sits at one end, and gutting the room for custom cabinets sits at the other. Counters, appliances and the floor come next, and an island or a moved sink adds its own lines.

Does the kitchen band include design fees or a contingency?

No design fee is included, because the kitchen estimate has no drawing line. There is no contingency line either. The notes under the result say to hold another 10 to 15 percent if the house was built before 1978 or the subfloor is unknown.

Do I need a permit to remodel a kitchen in Kitsap County?

It depends on the work and on the office that covers your address. A kitchen usually needs a permit when plumbing, circuits or structure move. The estimate carries a permit allowance line, and the real fee is set by the city or county.
