Material and labor of the unit-priced lines: Material $2,964 · Labor $2,353
Default scenario: Living and hall, LVP, with baseboard. Not a contract price. The band is the point total plus or minus 15%, a planning allowance we set for early estimates, not a measured accuracy. Prices include materials, labor, JKM overhead and fee, and 9.3% Washington sales tax. Working days on site are crew days. Design, permits and material lead times add calendar time before and between them.

Notes
- Shoe molding, floor leveling, and asbestos tile are not guessed. Leveling is the usual add after the first room is opened.
Not in this band
- Hazardous-material abatement. Asbestos and lead are common on pre-1978 houses and are separately licensed work.
- Structural repair discovered after demolition.
- A new electrical panel, water service, or septic, unless that line is on this estimate.
- Design fees, except where a drawing line is shown.
- Financing and temporary housing. (Washington sales tax, 9.3%, is included in these prices.)

What the flooring estimate covers
The flooring estimate works room by room. You list each room with its name, length and width, pick one material for the job, and the desk turns the sizes into a net floor area. Waste and offcuts are added as their own line, new underlayment and painted baseboard are switches you can turn off, and the old floor is hauled away.
The default is a living room and a hall in luxury vinyl plank, with underlayment and baseboard, so the first band is for two rooms rather than a whole house.
What moves the number
Material is the choice that matters most. Luxury vinyl plank, engineered oak, porcelain tile and carpet have different material costs and take different amounts of time to install, and the desk prices each from its own unit cost. Area comes next, and you can add rooms or change their sizes until the list matches your plan.
Smaller options move the number less but are worth checking. New underlayment, new baseboard and moving furniture are each their own line. Stairs are counted by the run and add both material and labor time, because cutting and fitting stair treads is slower than laying a room.
Small jobs and the things we cannot guess
A very small job is lifted to a minimum, and the desk shows that as its own line named small-job minimum so you can see it. The notes under the result explain what the desk does not guess: shoe molding, floor leveling and asbestos tile. Leveling is the usual add after the first room is opened, and an older house may have tile that needs testing before anyone disturbs it.
What is not in the band
The band leaves out hazardous-material abatement, structural repair found once the old floor is up, a new electrical panel or water service, design fees and financing. Washington sales tax is already included in the prices.
Whether flooring needs a permit depends on the project, especially if it comes with moved walls, plumbing or circuits. Our permit guides explain which Kitsap office covers your address. Use the band to choose a material and set a budget, then ask for a site visit so we can check the subfloor before we price the work.

Questions
Flooring estimates: common questions
What does the flooring estimate assume before I change anything?
The starting band, $4,800 – $6,500, is the default scenario (Living and hall, LVP, with baseboard). It includes the flooring on the net area, waste and offcuts, new underlayment, painted baseboard and hauling away the old floor.
Why is waste a separate line in the flooring estimate?
Because every installation cuts material away. The desk shows waste and offcuts as their own line instead of hiding them in the unit price, so you can see what it adds and compare it with another estimate.
What is not guessed in the flooring estimate?
Shoe molding, floor leveling and asbestos tile are not guessed. Leveling is the usual add once the first room is opened, which is one reason we look at the floor before we write a real estimate.
Does the flooring estimate cover stairs?
Yes. The stair runs box adds the work of covering stairs on top of the rooms. It is a count of runs, and it adds both material and labor time.
