Notes

  • Openings are taken as about 12% of the wall. Built-ins, stains, and lead-safe work are outside this band.

Not in this band

  • Hazardous-material abatement. Asbestos and lead are common on pre-1978 houses and are separately licensed work.
  • Structural repair discovered after demolition.
  • A new electrical panel, water service, or septic, unless that line is on this estimate.
  • Design fees, except where a drawing line is shown.
  • Financing and temporary housing. (Washington sales tax, 9.3%, is included in these prices.)

What the interior painting estimate covers

The interior painting estimate starts from your rooms. You list each one with a name, a length and a width, set the wall height, and the desk works out the wall area for you. The walls get two coats, the ceilings are an option you can switch off, and the trim is another. You also choose the condition of the walls and the grade of the paint.

The default is two rooms with walls and ceilings in good condition, so the first band is the plain version of a repaint.

How the desk measures

Wall area comes from each room’s perimeter and the wall height, with the doors and windows taken out as a share of the wall instead of measured one by one. Ceiling area comes from the floor area of the same rooms. Trim is priced by its length, which follows the perimeter.

This keeps the estimate quick to use and it means the desk is as accurate as the room sizes you give it. If a room has a vaulted ceiling or a long run of built-ins, tell us at the site visit, because those are exactly the things a room-size estimate does not see.

What moves the number

Condition is the largest single factor. Walls in good condition need washing and paint. Walls in poor condition need scraping, patching and spot priming first, and the desk adds that as a line of its own. Paint grade raises the rate, and so does a deep color change, which takes more coats to cover the old color. Trim adds a line for base and casing.

Small jobs are lifted to a minimum, shown on its own line, so a single small room may price higher per square foot than a house.

What is not in the band

The band does not include built-ins, stains or lead-safe work. A house built before 1978 may have lead paint under newer coats, and sanding it without the right containment is a health risk, so ask before anyone starts. It also leaves out hazardous-material abatement, structural repair, design fees and financing. Washington sales tax is already included in the prices.

Whether a repaint needs a permit depends on the project, especially if it is part of a larger remodel. Our permit guides explain which Kitsap office covers your address. Use the band to compare a repaint with the rest of your budget, then ask for a site visit and we will check the walls before we write the real estimate.

Scope ladder

Interior painting: three scopes compared

Each row is the Estimate Desk engine run on the inputs listed, so these numbers move whenever the desk does. They are planning bands, about ±15%, not bids.

Three scopes of interior painting work, from basic to extensive, priced by the Estimate Desk engine. Inputs not listed stay at the desk's defaults.

Questions

Interior painting estimates: common questions

What does the interior painting estimate assume before I change anything?

The starting band, $2,900 – $3,900, is the default scenario (Two rooms, walls and ceilings, good condition). It prices the walls with two coats and the ceilings from the room sizes, in builder-grade paint over walls in good condition.

How does the interior painting estimate measure the walls?

From the room sizes and the wall height. The desk adds up each room's perimeter, multiplies by the height, and deducts the doors and windows as a share of the wall, so you do not have to measure openings.

What makes interior painting cost more than the starting band?

Walls in poor condition add a prep line for scraping, patching and priming. Premium paint, trim and a deep color change each raise the rate, and a deep color usually means more coats.

Is lead-safe work included in the interior painting estimate?

No. Lead-safe work, stains and built-ins are outside the band. If the house was built before 1978, ask before anyone sands, because the paint may contain lead.
