Commercial
Commercial construction on the Kitsap Peninsula
Clinics, offices, shops, banks and public buildings, planned backward from the date you need the space and priced from a defined scope.
Sectors we build for
Each sector has its own requirements for plumbing, ventilation, power, accessibility and fire protection. We ask about the use before we price the space.
Medical and dental
Exam rooms, dental operatories, imaging and sterilization areas, with the plumbing, ventilation and power that patient care requires. Ian Laughlin started his career as a superintendent on dialysis and medical centers.
Office and retail tenant improvements
Build-outs and renovations inside existing shells, planned backward from the date your lease says you need to open.
Banks and financial
Branch and office space with the security, accessibility and finish requirements these tenants carry. Ian was also a superintendent on bank projects early in his career.
Industrial and shops
Light-industrial and shop buildings, new and renovated, where slab, power, drainage and access decide the design.
Multifamily
Apartments and other multifamily housing start with the land and the approvals. Ian worked on apartments as part owner of another contractor, and Jim Laughlin has worked with other developers to plan and permit more than 500 units in and around Kitsap County.
How we deliver
General contracting
You bring the drawings from your architect and engineer, and we build from them, on bid or negotiated terms. We give written cost and constructability feedback and raise problems while the drawings can still change.
Pre-construction services with your architect
Budget, schedule and constructability review while the design is still moving, plus a map of the permit and utility reviews. It is the stage where a builder's input has the most effect on cost.
About pre-construction
How a commercial project starts
Tell us the building, the use, and the date you need it. We look at the site or the shell and at the lease or the owner's requirements, then either price from your drawings or start with a planning budget. In Poulsbo, Bremerton, Port Orchard and Bainbridge Island the city issues the permit. In Silverdale, Kingston and the other unincorporated communities, Kitsap County does. See ourpermit guides.
