Get a Photo Estimate

Send photos. Get a planning estimate.

Show us the job with your phone. Ian reviews your photos and emails a planning estimate, usually within one business day. No price is generated by a machine and sent to you unchecked.

Your project, in five short steps

About five minutes. The project type, at least one photo and your contact details are required; every other answer helps but is optional.

Step 1 of 5What do you need?
Step 2 of 5Photos and video

Photos that help most:

  • The whole area. Stand in a corner or doorway and get as much in one shot as you can.
  • Close-ups of problems. Damage, rot, leaks, cracks, anything you want us to look at.
  • A short walk-through video. Under a minute. Talk as you go if you like.

Daylight, lights on, and one wide shot before close-ups. Clips under a minute; you can talk as you film.

Add photos or video

Photos are shrunk on your phone before sending, which also removes their location data. Seen only by JKM Construction and the tools we use to prepare your estimate. Up to 30 files: photos (JPG, PNG or HEIC, any size) and videos (MP4 or MOV, up to 60 seconds and 100 MB). If an upload fails, reply to our email with the files instead.

Have a newer iPhone or iPad Pro? Add a 3D room scan for room sizes (optional)

Scan the room with a free app such as Polycam, Scaniverse or 3D Scanner App, export it as GLB, glTF or OBJ, and add the file here. We read the room size from it on your phone and Ian sees the 3D model. USDZ files are accepted too, but are not measured automatically. Scan sizes are approximate and depend on the phone and the light; we confirm measurements at the site visit.

Step 3 of 5About the job

What to build, fix or change, and anything we should know about the site.

A rough number is fine, like "12 by 10 ft kitchen" or "about 400 sq ft".

If it is countable, like "6 windows" or "2 bathrooms".

Older homes can need extra care with lead paint and old wiring. A guess is fine.

Step 4 of 5How to reach you

Your estimate is sent here.

With area code, in case a photo needs a quick question.

Where the work is, so we can check the permit office and travel.

No price is shown here: Ian checks your photos himself and emails a planning estimate. It is preliminary until we have seen the site.

What photos help

  • One wide shot first

Stand in a corner or doorway and get the whole space or the whole side of the house in one photo.

  • Then the problem areas

Close-ups of damage, rot, leaks, cracks and anything you want changed. Daylight and lights on.

  • A short walk-through

A clip under a minute shows how rooms connect and where access is. Talk as you film if you like.

  • The hidden parts you can reach

The electrical panel with the door open, the water heater, the crawlspace hatch. Only where it is safe.

What the estimate is, and is not

A photo estimate is a planning range, priced from JKM's own unit prices for the work the photos show. It lists what it includes, what it leaves out, and what we still need to see. Ian reads every one before it is sent.

It is preliminary. Wiring, plumbing and framing behind walls, permit requirements and your final selections all change the price. After a site visit we send a written estimate, and that is the number to plan on. Photos are kept privately for 24 months and used only to prepare your estimate; see the privacy page.
